在日本买房,房屋面积的算法、房屋产权、装修方式,这三点可以说是日本买房思路不同的基本面。
国内所说的买房面积是指建筑面积,包括公摊,而日本没有公摊面积。国内很多100平方米的房子,实际使用面积可能只有80平方米。而在日本,走廊,电梯间、阳台、顶楼露台都不算在产证面积内,买到面积就是自己实际居住的面积。
产权的话,中国是70年产权,同时房屋所在的土地是归国家所有。而在日本大多是永久产权,土地为私有制,买房后连带土地归业主所有,可世代承袭。公寓的土地为所有业主平分产权。

装修方面,国内有毛坯有精装,日本则没有毛坯概念,全是装修房。而10-25平米的普通公寓装修还是“批量生产”,比如会预留洗衣机位置、尺寸都是比较标准的;卫生间内有防潮烘干等设计、配有泡澡缸;智能面板、干湿分离、阳台逃生设计等标准配备几乎每户可见……整体看来不会有太多个性化的设计。

在中国人的眼中,房子的阳台有时候就是“偷面积”的另外一种说法。把阳台用玻璃一封,得到一间阳光房或者是小书房,好不惬意。但是在日本,这是不允许发生的。日本的阳台和楼道都属于公用场所,是赠送,加上日本多地震,所有房屋都有紧急逃生通道,该设备会统一安装在阳台。这样的话,阳台可以让业主使用,但不属于个人,也不能推放杂物,更别说把它封起来了。

在中国买房,买之前,房屋内肯定是清空了住客,即便当时没有清空,也会约定在交房日期前让租客搬走。但是在日本,很有可能出现“流水的房东,铁打的租客”这种情况。
这就要说一下日本的租约制度了。日本的租约分为两种:一般租赁契约和定期借家契约。一般借家契约到期后,原则上只要租客提出续租请求,房东没有正当理由是不能拒绝的,默认为自动续约。

举个例子,比如租约上写 “租2年”,2年后到期了,作为房东可不要天真地以为房子就能收回来自己住了。并不!在法律上,这个租约是自动续约,只要租客想续租,你没有正当理由就不能拒绝,也不能通过“涨租方式”逼人走。
而像国内那种形式的租房合同,在日本叫做定期借家契约。租约到期后,租赁双方重新谈条件,如果谈妥就继续,谈不妥,才能收房。
很多投资客买房时觉得带着租约就自动产生了稳定收益,但是一定要注意到底是什么租约,以免发生不必要的麻烦。
在中国,买房前,中介机构带着大家四处看房,即便当下还住着人,也可以预约好进屋看。但在日本,情况不一样。如果购买时该房屋是空的话,可以进入内部了解。如果购买时里面有租客的话,那你只能在门外看,房子内部情况只能凭图片来了解大致情况。其他基本信息会有专业公司提供资料,签约时,原房东也会把房屋里面的设备及状况用文件形式记载,受宅建法及民法保护,所以不用担心房屋内部问题。因此在日本买房很有可能发生,从入手到出手,都没有进过这个房子一步的情况。

另外,还有几个小贴士大家一定要记好。日本房子不重朝向重风景,如果窗口能看到风景、建筑就最好。日本人普遍“懒”,最好开门就地铁,因此房子价格随着地铁的远近排开。新房在中国要排队摇号买,日本人却更喜欢二手房。二手房价格实惠,位置大多在市中心,加上日本土地私有,以较低价格获得土地价值,享高租金回报,才是日本投资的心头好。
